Ireland – Construction work – CONSTRUCTION OF AN EXTENSION AND INTERNAL ALTERATIONS TO PROVIDE A COMMUNITY DWELLING WITH SEPARATE GRANNY FLAT ON BEHALF OF BELMONT PARK HOUSING HOUSING ASSOCIATION AND BROTHERS OF CHARITY SERVICES

The works involve the demolition, extension, refurbishment, and deep energy retrofit of “The Brambles”, Ballykeeffe, Dooradoyle, Co. Limerick. The project includes strip-out of existing finishes and services, new foundations and structure, external wall insulation and dry-lining, new triple-glazed windows and thermally broken aluminium doors, re-roofing and internal fire-rated partitions. Mechanical and electrical upgrades include full rewiring, an addressable L1 fire alarm system, emergency lighting, a new air-to-water heat pump with zoned controls, demand-controlled ventilation, and replacement of all heating and water services. The works also provide fully tiled accessible WCs and level-access showers, new fitted kitchens and finishes throughout, with external works comprising ramps, footpaths, drainage diversions, reinstatement of gravel areas, new fascia/soffits/gutters, and external painting. The completed project must achieve SEAI energy upgrade standards (BER B2 or better, HLI ≤2.0) and full compliance with current Irish Building Regulations and Disability Access requirements
